01

Scope and operator

These terms govern access to UseliSe, searching and saving listings, accounts, content publication, inquiries, comparisons and supporting digital tools. The operator's details appear at the top of this document.

By registering, you enter into an agreement to use the selected digital features. Merely reading public content creates neither a purchase obligation nor an intermediary relationship.

02

The platform's role

UseliSe is an online platform for publishing and organising real-estate information. UseliSe is not the owner of an advertised property, a buyer, seller, landlord, notary, lawyer, bank or authorised valuer.

UseliSe does not act as an intermediary in property sales or rentals unless a separate service is expressly agreed through an entity entered in the Register of Intermediaries. Contacting an advertiser does not itself constitute an intermediation agreement.

03

Who can use UseliSe

An account may be opened by an adult individual with capacity to enter into a contract. The public form creates a consumer account; agents, agencies and developers undergo separate professional-status checks.

You must provide accurate information, keep your credentials secure and immediately report suspected misuse of your account.

04

Listings and advertiser responsibility

The advertiser confirms that they are authorised to advertise, that the description, price, location, area, seller status and photographs are accurate, and that they hold the rights to the published content.

Before making a decision, you should independently check the other party's identity, ownership, encumbrances, permits, cadastral information, the property's condition, taxes and costs. A UseliSe verification label is neither an official state certificate nor a legal opinion.

  • Professional advertisers must state their business status and, when acting as intermediaries, the information required for verification in the Register of Intermediaries.
  • Private advertisers must not falsely present themselves as professionals, nor professionals as private individuals.
05

Moderation and reporting content

UseliSe may automatically or manually review content, request additional information, limit visibility, reject or remove content that violates the law, these rules or user safety. Where reasonably possible, the advertiser receives a reason and an opportunity to correct the issue or object.

Moderation reduces risk but does not assume the advertiser's responsibility. Unlawful or suspicious content can be reported through the Complaints page.

06

Ranking, advertising and recommendations

The main ranking parameters and how personalised tools work are published on the Ranking page. Paid promotion, if introduced, must be clearly labelled and must not be presented as an organic recommendation.

UseliSe does not currently conclude sale or rental agreements between users and advertisers. The advertiser's status and division of responsibilities are displayed with the listing or before an inquiry is sent, where available.

07

AI and analytical tools

UseliSe Price, Finance, Area, Match, Assistant, Verify and similar modules provide informational support. Results may be incomplete or inaccurate and do not guarantee market value, legal validity, creditworthiness, returns or the suitability of a property.

You should confirm important information with an authorised professional. UseliSe does not make automated decisions that produce legal effects for you.

08

Fees and prices

Features marked as free are not charged for. Before a paid service is introduced, you must receive a clear description, the total price including taxes, payment terms and duration before ordering it.

Prices for UseliSe services intended for consumers in Serbia will be displayed in dinars (RSD). Property prices entered by advertisers may be shown in EUR for information, with the currency clearly stated.

09

Prohibited use

Fraud, impersonation, discriminatory or unlawful content, unauthorised data collection, bypassing safeguards, disrupting systems, malicious code, harassment and using others' photographs without rights are prohibited.

UseliSe may temporarily restrict an account to investigate a security incident, while respecting mandatory user rights.

10

Intellectual property

You retain the rights to your content and grant UseliSe a non-exclusive, worldwide licence necessary to store, technically process, display and promote the specific listing while it is published.

You may withdraw content, except copies that must be retained for legal obligations, disputes or security records. UseliSe's brand, code, design and databases may not be copied or reused without permission.

11

Liability

UseliSe is liable within the mandatory rules of the Republic of Serbia. These terms do not exclude liability for intent, gross negligence, harm to life or health, or rights that consumers cannot waive in advance.

UseliSe does not guarantee uninterrupted operation or completion of a transaction, but applies reasonable security measures and remedies confirmed technical defects within a reasonable time.

12

Complaints, ADR and governing law

Complaints about UseliSe services are submitted through the Complaints page. UseliSe acknowledges receipt, keeps records and responds within the statutory time limits for consumer complaints where applicable.

The operator participates in out-of-court consumer dispute resolution when required by law. Serbian law applies; the choice of law and court does not limit mandatory protection or territorial jurisdiction granted to consumers by law.

13

Changes and termination

Material changes are communicated in advance on a durable medium when required by law. A new version does not retroactively alter rights that have already arisen. If you do not accept changes, you may stop using the service and request account deletion, subject to statutory retention exceptions.

The Serbian (Latin script) version is authoritative. Translations are provided for understanding. This document cannot exclude mandatory user rights under the laws of the Republic of Serbia.
