Authority and identity
A listing may be posted by the owner, a duly authorised person, a developer or an intermediary who meets the legal requirements. Identity and professional status must be accurate and verifiable.
- An intermediary states its business name and the information needed to check the Register of Intermediaries.
- A professional seller or landlord must not present themselves as a private individual.
Listing accuracy
Price, currency, floor area, layout, location, availability, legal status and condition must be current. Material restrictions, commissions and mandatory costs must not be concealed.
Duplicates, bait listings, falsely reduced prices and listings for unavailable properties are prohibited.
Photos and documents
The advertiser must have the right to use each photograph, plan, video and document. Third-party watermarks, misleading AI edits without clear disclosure, identity documents and third-party personal data without a valid basis are prohibited.
Prohibited content
Unlawful, discriminatory, abusive or fraudulent listings, concealed intermediation, dangerous files, contact details in fields used to bypass the system and requests for payment before reasonable checks are prohibited.
Moderation and appeals
UseliSe may request proof of authority, additional information or corrections, restrict reach, remove a listing and keep a record of the decision. Advertisers may submit a reasoned objection through the Complaints page.
UseliSe Trust/Verify labels indicate a check of the stated scope, not a guarantee of ownership, a building permit or a successful transaction.
